First: build a property record
Before worrying about a perfect calendar, document the home. Record the installation year, model number and warranty for the roof, furnace or heat pump, air conditioner, water heater, appliances, smoke alarms, radon system, sump pump, irrigation and any septic or well equipment. Save the inspection report, permits, invoices and dated exterior photographs in one folder.

Core recurring schedule
Smoke and carbon-monoxide alarms
Use the test button on every alarm. Replace batteries according to the alarm instructions. Smoke alarms should be replaced 10 years from the manufacture date; CO-alarm replacement age depends on the product and its end-of-life signal.
HVAC air filter
Inspect monthly during heavy heating and cooling use. Replace when dirty and, for typical disposable filters, at least every three months unless the equipment or filter manufacturer specifies a different interval.
Leak and moisture walk
Check under sinks, around toilets, appliance hoses, the water-heater pan, sump area, ceilings below bathrooms and basement or crawlspace walls. Repair active leaks promptly and confirm downspouts discharge away from the foundation.
Dryer lint and exhaust
Clean the lint screen before each load. Clean or professionally inspect the full dryer vent ductwork yearly, sooner when drying time increases, the laundry room becomes humid or the dryer runs unusually hot.
Heating and cooling service
Schedule professional pre-season service: cooling in spring and heating in fall. Fuel-burning furnaces, boilers, water heaters, fireplaces, chimneys, flues and vents should receive an annual safety inspection as applicable.
Radon
Test when the prior result is unknown or old, after major renovations, or when a lower level becomes occupied. Homes with mitigation systems should be retested at least every two years and the system indicator checked regularly.
Septic system
Have the system inspected every one to three years. Typical household tanks are pumped every three to five years, adjusted for household size, tank size, water use and measured solids.
Private-well water
Test at least annually for total coliform bacteria, nitrates, total dissolved solids and pH using a certified laboratory. Ask the local health department about additional contaminants relevant to the area.
Colorado seasonal calendar
Late winter and early spring
- Inspect visible roof edges, flashing, siding and gutters after snow, wind and freeze-thaw cycles.
- Test the sump pump and verify the discharge remains open and carries water away from the foundation.
- Schedule cooling-system service before contractors become busy.
- Check grading and downspout extensions before spring moisture.
- Document hail-sensitive exterior conditions with dated photographs.
Late spring and early summer
- Start irrigation carefully, flush lines, inspect each zone and correct broken or misaligned heads.
- Inspect decks, exterior stairs, fences and painted surfaces for loose fasteners, rot and coating failure.
- Remove leaves, needles and debris from roofs, gutters, decks and the first five feet around the home when wildfire exposure applies.
- Trim branches over roofs and keep grasses and fuels managed in the home ignition zone.
Late summer and fall
- Schedule heating and fuel-burning appliance inspection before sustained cold.
- Inspect and clean fireplaces, wood stoves and chimneys before use.
- Clean gutters after leaf drop and confirm drainage remains directed away from the structure.
- Winterize irrigation before hard freezes. Colorado State University Extension warns that retained water must be removed correctly and backflow devices require proper handling.
- Disconnect hoses, protect vulnerable exterior plumbing and inspect weatherstripping.
Winter
- Keep furnace, dryer, stove and fireplace exhaust vents clear of drifting snow and debris.
- Watch for ice dams, frozen exterior lines, unusual furnace cycling and new ceiling stains.
- Keep combustible storage at least three feet from heating equipment.
- Use indoor months to review insurance coverage, emergency contacts and replacement reserves.
Replacement planning ranges
Storage water heaters
Traditional gas and electric storage water heaters often enter replacement-planning territory around 10 years. Watch for corrosion, leakage, rumbling, inconsistent temperature and rising energy use.
Central air conditioning
Condition, refrigerant type, maintenance history and comfort performance matter. Begin budgeting before failure when an older system is unreliable or inefficient.
Furnaces
Annual maintenance and safe combustion matter more than age alone. Replacement may be justified earlier for heat-exchanger concerns, repeated repairs or major comfort problems.
Heat pumps
Use this only as a budget signal. Operating hours, climate, installation and maintenance strongly affect actual life.
Asphalt-shingle roofing
Colorado hail, wind, elevation, ventilation and installation can shorten or extend this broad national planning range. Inspect after severe storms and use condition—not age alone—to decide.
Smoke alarms
Replace the entire alarm 10 years after manufacture, even if the test button still works.
When not to wait for the calendar
Call for qualified help promptly for active water intrusion, sewage backup, gas odor, sparking or overheating electrical equipment, repeated breaker trips, structural movement, a nonfunctioning safety alarm, visible chimney damage, furnace combustion concerns or radon results at or above the EPA action level.
